Columbus and Knox County REALTORS® Form Key Box and MLS Reciprocity

The Knox County Board of REALTORS® and Columbus REALTORS® formed an agreement to make electronic key box and MLS services available to each other’s subscribers under a reciprocity agreement advantageous to the members of both associations.

What the agreement means:

  • Without a reciprocal agreement, a broker’s access to an MLS requires all agents with the broker become paid subscribers to that MLS. The reciprocity agreement changes that, meaning only the broker and those agents who desire access to the other’s MLS are subject to fees.
  • The MLS Broker Application Fee will be waived for brokers joining either MLS within the first 30 days of the agreement, or by Friday, June 2.
  • When combined with MLS reciprocity, key box reciprocity provides that key subscribers of each association can have the security access code of the other’s key system embedded in their key without being subject to the other association’s key fees.
  • Members are reminded that under the reciprocal agreement, they are required to abide by the Rules and Regulations governing the use of the other’s service, including any security procedures; and, that key reciprocity by itself does not automatically include an offer of compensation in cooperative sales. Compensation between brokers should be agreed upon prior to writing an offer, unless both brokers are members of the MLS in which the property is located.

Important note:

Because both key system databases must be transferred to the same computer system, key reciprocity will not be in effect until after May 23rd. After that date a Knox County Display key will open a Columbus key box, and a Columbus Display key will require only a simple program update performed by the Columbus REALTORS® Key Box Administrator. To access a Knox County key box with an e-Key requires use of a FOB available through the Columbus REALTORS® Member Service Center.

Caution Alert: Beware of dubious emails

Tom Trigg, Keller Williams Premier Realty, reported that he had received a suspicious e-mail from a Melody Troudist with an attachment titled “Escrow Document Attached”. Tom had not worked with or knew who she was and the e-mail set off alarms about it may be malicious software. Just a reminder to be careful about opening suspect e-mails.

Columbus REALTORS® Member Service Center – Closed Monday May 15th – Wednesday May 17th

Please be aware that the Member Service Center in the Columbus REALTORS® offices, located at 2700 Airport Dr., will be closed Monday 5/15 through Wednesday 5/17. This closure is in conjunction with the ongoing renovation project at the Columbus REALTORS® offices. Please be aware that during this time period, the KeyBox Office will still be open. Deceptive buyers with a pattern of writing then terminating contracts without merit.

Velva Dunn, RE/MAX Top Producers, and Helen Conway, Keller Williams Consultants, wanted to make colleagues aware of fraudulent buyers Lizbeth and Geoffrey Turner who have contacted several different agents to view homes, present purchase contracts and then use excuses without merit to terminate the contract while firing the agents who represented them. To-date, they have terminated four contracts. The wife (Lizbeth) is very hostile and displays unpredictable behavior towards the agents, sellers, lenders and inspectors. In fact, Velva’s seller is now scared of her and fears this person as an unhealthy overly aggressive/hostile and unpredictable individual who might come back to her home unannounced and possibly harm her. These buyers who claim to reside in southern Delaware may attend open houses in Delaware and Lewis Center.

Crime Alert: Bogus callers using out of state agent information to access local properties

Saxton Real Estate reported today that they’ve had two instances where someone has called the office claiming to be a out of state agent wanting to see listed property. In these cases, the callers used license numbers and phone numbers for legitimate out of state agents. They were seeking the codes to access HUD homes on combination lockboxes. Please be careful when dealing with any callers seeking access to homes. An extra phone call for verification may be inconvenient, but will help you protect yourself and the property.
