Columbus and Lancaster MLS’ Reach Agreement

The Columbus & Central Ohio Regional Multiple Listing Service (MLS) has acquired and agreed to merge with the Lancaster Multiple Listing Service (MLS), effective immediately. 

The merger brings the Lancaster MLS under the Columbus & Central Ohio Regional MLS umbrella. The Lancaster Board of Realtors will continue to exist and serve its members as a local association.

Label Change for Res Rental Rooms:  “Down” to “Entry Level”

The label in Residential Rental for Bedrooms, Full Baths, and Half Baths fields has been changed from “Down” to “Entry Level”. This change was made to more closely mirror the room level labels in Residential.

Summary:

  • Only Res Rental label has been changed
  • New label appears on Res Rental reports and Add/Edit screen
  • Fields affected
    • Bedrooms
    • Full Baths
    • Half Baths

Columbus & Central Ohio Regional MLS Service Territory Expands

Effective March 1, 2024, the Columbus & Central Ohio Regional MLS has expanded its service territory to include Fairfield, Hocking & Perry Counties.

RESOLVED Realist Outage 2/14/2024

At 3:05 PM February 14th CoreLogic notified us that Realist is no longer experiencing an outage.

At 2:03pm February 14th CoreLogic alerted us that Realist is currently experiencing an outage.

This will impact your ability to access Realist and use the “Load Tax Record” option in the MLS.

CoreLogic Provided the following:
“Realist is currently experiencing intermittent user access connectivity issues.  This is being treated as a critical priority.  The technical teams have been gathered and are working to resolve this as soon as possible.”

MLS Tip: Beware Listing Lead Scams

There have been an increase of the number of listing lead scams reported recently. Please be vigilant in vetting internet leads. Always verify the authenticity of the seller before entering a listing on the MLS. Use extra caution with out-of-state leads from internet web sites. Make sure the person signing the listing agreement is actually the owner of the property.

Automatically Hide Photos and Videos in MLS After Sale

It’s called “Private While Off-Market

Private, Private While Off-Market, and Public buttons

Benefits of Private While Off-Market Include:

  • Agents can set photos to become “viewable only by MLS members” automatically. No need to delete photos, videos and virtual tours to prevent them from being seen by the public after the sale.
  • Buyers and Sellers who have privacy concerns can be assured that photos from the MLS do not appear on the internet.
  • MLS can retain important historical records and keep listings intact for CMAs and appraisals.

How Private Mode Works:
Select the check the box at the top right of all photos that you want to “change visibility” then press the appropriate button. (Important Note: The Primary photo cannot be made private.)  

  • Mark Private While Off-Market: Selected photos will automatically change to Private when listing moves to an off-market status such as Sold or Expired.
  • Mark Private: Selected photos are immediately visible only within MLS.
  • Mark Public: Returns previously Private photos to Public display.

Photos, videos, and virtual tours marked Private in MLS are viewable only by MLS members. They are not available to the public via the consumer portal, subscription emails, shared links, IDX websites, or third-party sites.

A Private flag is displayed on the media in search results on Flexmls web and Flexmls Pro for iOS/Android. Private photos are displayed only on the private version of listing reports. Private media is not available via the consumer portal or app.

MLS Taxes: Time to Update “Tax (Yrly)” and “Tax Year” – Significant Changes

URGENT:  There may be significant changes from the previous tax year. This makes it extremely important to manually verify and update the Tax fields in MLS for new and existing listings.

It’s time to update the tax information on your listings for the 2023 tax year. For listings that are not in a CANCELLED or CLOSED status, these fields can be edited along with other listing fields by editing the listing values through LISTING INFORMATION. This action can be taken by the broker/office admin or by the listing/co-listing agent.

This routine remains an important manual operation for REALTORS® to complete at the beginning of each year.  While Realist can auto-pop the Yearly Taxes and Tax Year for you when you first enter the listing, it cannot automatically update them when those figures change.

Many county auditors have updated their tax records already or will finish their process in the next few weeks, for each parcel in their taxing districts for the 2023 tax year. Voter approved school and bond levies impact those figures each year along with auditor reassessments or owner appeals of property valuation.

Most real estate taxes change annually. It is important that REALTORS®, clients, and even sellers be kept apprised of these ever-changing figures.

Dues Deadline Approaching – Login to Member Portal

Membership dues must be paid by 11:59 p.m. on Jan. 10, 2024 through your membership portal — no grace period will be granted.   

Once this deadline has passed, membership and MLS access will be suspended, and a $25 late fee will be assessed to all unpaid members.
DUES FAQ: Who can I contact for assistance with my membership dues? Any questions about dues renewal can be directed to the Columbus REALTORS® Accounting and Member Experience Team at 614-475-4000 or via email. You can also read more about understanding your dues renewal on our website.  

How Do I Make My Payment? You can make your payment online through the membership portal. Be sure to have your NRDS#/M1 to log in and make your payment. Personal checks or in-person payments will not be accepted. All payments must be made via credit card or debit card through the membership portal.  

When is the Last Day I can pay? Jan. 10, 2024, at 11:59 p.m. – At midnight on Jan. 11, membership and MLS access will be suspended, and a $25 late fee will be assessed to all unpaid members.  

Are 2024 dues refundable if I go inactive later in the year? Dues are non-refundable.

Flexmls System Degradation – Web and Mobile Affected – RESOLVED

As of 4:25PM EST, FBS reports: A fix has been implemented and we’re monitoring to ensure the system remains stable.

As of 3:27PM EST, our MLS vendor is reporting system degradation on flemls web and mobile.

FBS, the maker of Flexmls, is currently aware of connection and functionality issues with Flexmls Web, Flexmls Pro, and consumer apps.

They are currently working towards a resolution but have not yet provided a timeframe for full restoration of service.
