Saturation Analysis Report has been Restored to the Statistical Reports The Saturation Analysis report was temporarily removed from the Statistical reports due to confusion about the formula used to calculate the report. The report was removed until the calculation was verified by FBS. Additionally, the criteria used to create the report is now displayed at the top for further clarity for members who use this report. This report has now been restored to the Statistics menu in the Inventory and Production section.

SqFt Documented: Formerly SqFt Tax Record – Label Changed. “Source” Field Coming. The field “SqFt Tax Record” has been relabeled “SqFt Documented”. This label was changed by the MLS committee to more accurately describe the field. Since documents other than the tax record (auditor) can be used to update this field, the MLS committee felt the new name was more accurate. In the the coming weeks, a new field called “Documented SqFt Source” will be added directly below the “SqFt Documented” field. The “Source” field will be used to identify the document source for any change to the “Documented SqFt” field. Realist will continue to auto-populate both SqFt ATFLS and SqFt Documented (formerly Tax Record) fields. If Realist successfully auto-populates both fields, then “Realist” will be entered in both ATFLS and Documented “Source”. Although ATFLS Source can be modified, the new Documented Source field will be locked. Agents must contact the MLS staff in order to modify the “Documented Source” in order to verify the source documents. Acceptable documentation will be: Appraisal, Auditor, Builder Statement, and Floor Plan.

Showing Start Date: Cannot be Edited After Initially Set Until Additional Software Restrictions in Place The Showing Start Date (SSD) field is allowed to be no more than 30 days after list date (30 days in the future). It is also not allowed to be edited after the SSD has passed. Currently, the software is allowing the SSD to be edited even after it has passed. FBS is working to correct this bug. In the meantime, the ability to edit the SSD after the listing has been made active has temporarily been turned off. This is to prevent the SSD from being modified after it has already lapsed. The ability to edit the SSD will be reactivated as soon as the software can prevent modification of the field after the date has passed.

Crime Alert: CyberScam continues to spread across the country The agent receives an e-mail from a “buyer” purporting to have property under contract and wants the agent to facilitate the closing – often a cash deal or large earnest money deposit from an “out of town” buyer. When the agent agrees, the fraudulent buyer sends funds in the form of a wire or check along with purchase and sale agreement. The agent might even know or confirm that the property really is listed for sale – and it is. The amount for the contract even looks right given the list price/value. After a few days, the buyer says the deal fell through and asks for the money back saying, “a wire would be best.” The check or wire has either not cleared yet, or even if it has, it is still within the period for which payment can be stopped or reversed. Either way, the agent ends up having paid out good funds, but has no good funds paid in. Below are suggestions from First American Title on how to protect yourself from Cyberscams:
