Realist Outage 5/3/2023

At 2:41pm May 3rd CoreLogic alerted us that Realist is currently experiencing an outage.

This will impact your ability to access Realist and use the “Load Tax Record” option in the MLS.

CoreLogic Provided the following:
“Realist is currently experiencing intermittent user access connectivity issues.  This is being treated as a critical priority.  The technical teams have been gathered and are working to resolve this as soon as possible.”

One Line CMA: New Fields Added

Two new columns will be added to the One Line CMA on April 14, 2023.

  • Original List Price (OLP)
  • Sale Price to Original List Price Ratio (SP$/OSP$)

The Full Bath (FB) and Half Bath (HB) fields have been abbreviated to make room for the additional fields. The Parking field width was also narrowed slightly.

OLP column added for on-market properties
OLP and SP$/OSP$ columns added for Sold properties

This change will be made first to Residential CMA, then to all other property types.

MLS Profile Updates Must Be Made in the Member Portal

Changes to your MLS contact information, such as email or phone number, will now be handled within the Member Portal.

Previously, you would make those changes in Flexmls by going to the “My Profile” page. This page still exists. However, you must click the button at the bottom labeled Click Here to be redirected to the Member Portal profile page.

Click the Columbus MLS button under Subscriptions.

On the Subscription Details page for Columbus MLS, click the Edit button at the bottom right. Be sure to click Save when done.

You Association Membership profile (association specifically, not MLS) is a separate page. To update your membership profile , click Profile on the left hand side below My Association (closer to the top).

Additional Options for CMA Statistical Average Display

The default field for CMA Statistical Average calculations in Flexmls is SqFt Documented. This has not changed. Additional options have been added on the “Create CMA” screen.

SqFt ATFLS and Acreage have been added to the drop-down list for the Statistical Average field.

Changing this selection will determine the field used for the Statistical Average displayed on the CMA reports.

Realist Downtime: System Maintenance – Sunday, December 10, 1am to 6am – Sunday, December 17, 1am to 4am

CoreLogic has scheduled system maintenance this weekend and next, Sunday, December 10, from 1:00am to 6:00am and Sunday, December 17, from 1:00am to 4:00am.  During this time, Realist and autopop may be intermittently unavailable.

MLS Policy Change : 1.02.08 Multiple Entry of Same Property

MLS policy 1.02.08 has been modified. The previous policy allowed only Res Rental and Business Opportunity listings to be entered simultaneously in other Property types for single parcel. The policy has been modified to expand the multiple entry ability to better serve the seller and buyer.

Members should use caution when entering listings in multiple property types. If listings are entered incorrectly, fines apply to each listing. More listings equals more potential for errors and fines. Also, members must be knowledgeable about each type of property in order to properly and professionally represent their client.

Updated Policy as of December 1, 2022:

1.02.08 – Multiple Entry of the Same Property Fine with Warning
Warning, $100, $200, $500
Each listing entered with a single parcel number in the MLS may be submitted in multiple property types as long as the following conditions are met. However, separate parcels with options to sell as a package or individually and property for sale or for lease may each be entered separately.
• All must have the same list price .
• All must have the same data wherever possible
• Must include all MLS numbers in A2A remarks
• Must close all MLS numbers simultaneously with same sold price
• The Alternate Use field must be used to select all property types where the listing also appears
Business Opportunity and Res Rental are excluded from the “same price” requirement.

On Monday, November 21, 2022, eligible MLS Participant (Principal Brokers) were sent an email from announcement@associationvoting.com with a link to their ballot for the Columbus REALTORS®’ annual online MLS Committee Election. Only the MLS Participant (Principal Broker) can vote.

Deadline for Candidates: MLS Committee

The deadline for resume submission for candidates for the MLS Committee is Monday, October 31st.

Ever wonder why things happen in the MLS or think about serving on the MLS Committee and wonder how that’s done? The process to serve on this committee is different than any other. First, it’s an elected committee with a limited number of seats determined by a weighted formula based on the MLS’s number of agents, listings, solds and offices. The number of seats available can change each year based on this formula or elected members whose term ends. This number can sometimes also change as a result of members simply changing offices and then perhaps no longer representing the group from which they were elected. You can find more details on the election process here.

Interested in Running?

Follow these steps to throw your hat in the ring:

  1. If you are not the Broker for your company, you must obtain permission from your Broker to be considered for the ballot.
  2. Submit a brief bio or resume (including photo) NO LATER THAN Monday October 31, 2022 at 5:00pm to the MLS at Columbus REALTORS®

Your bio and resume will be presented to the MLS Nominating Committee who are selected at the Annual Business Meeting.   The five selected Brokers that serve on the Nominating Committee, as well as the current MLS Committee Chair and the President Elect, meet in November to select candidates.  A ballot is created for the annual election where only brokers vote.   Members who wish to volunteer their time to serve are very much in demand by the Nominating Committee and always appreciated.

Authentication Codes? Update your Flex MLS Pro App ASAP

A bug fix remedying frequent multifactor authentication logins on the Flex MLS App for Real Estate Pros has been released as of October 10, 2022.

We encourage all users of the Flex MLS app to verify that the most updated version of the app has been installed on your device.

  1. Download the latest version of the Flex MLS for Real Estate Professionals app to your device from your app store.
  2. Verify that your app is updated by opening the App Store and typing Flexmls. If there is an “UPDATE” button, click the icon and install the update to the Flex MLS for Real Estate Professionals app.
  3. If your phone is configured to automatically update your apps, you may already have the most recent version. If all you see is an “OPEN” button in your App store, then you have the most recent version.
  4. After the update, you may have to use the multifactor authentication process again. After that, you should no longer have to use the multifactor authentication process the next time you login. 

We appreciate your understanding as the Association transitions to these new platforms. The Columbus REALTORS® staff worked with both vendors to find a fix for the issue that was causing problems across the country.
