Realist Slowness and Sporadically Unreachable

Realist is currently experiencing problems that cause severe slowness and at times can be completely unreachable.  This primarily affects Realist 2, not old Realist.

This Realist issue does NOT seem to affect auto-population of tax data.

Realist: “Application Error”, Export Failure, Auto-pop duplication in Franklin Co.

A recent Realist assessor (monthly) update for Franklin county created a large number of duplicated property records.  This seems to affect only Franklin county.

Symptoms include:

1) The duplicated listings will be visible on the Realist grid (list of matches properties).  This has also affected the display of the Realist detail report (green dollar sign icon) within the MLS.

2) When attempting to display a Realist property detail report that has been duplicated, the user will get an error message on a plain white page that says “An application error has occurred.”

3)Attempting to export Franklin Co. listing to a spreadsheet in Realist may result in a very low number of actual property records appearing in the CSV spreadsheet that is generated.  For example, if 300 properties are selected, only 5 may appear in the created spreadsheet after the export.  This is caused by the damaged/duplicated records causing the export to fail midway through the process.

4) Realist auto-population of tax data may have problems for the listings that have been duplicated.  When autopopping the tax data for a new listing, you may notice for some Franklin co. listings that 2 records appear for the address.  You can sometimes determined the damaged/duplicated entry by the blank or clearly inaccurate information in the auto-pop entry for the damaged entry ($22 for taxes vs. $2481 in the undamaged record).  Select the clean version that is correctly displaying the data from Realist for that property when auto-popping from Realist in Franklin Co.

We will update this story when a resolution or ETA for correction is announced by the vendor.

AOL Email: Spam/Junk Mail Issues

MarketLinx received a report that starting on May 16th AOL was blocking some of our IP addresses, due to a spike in unfavorable e-mail statistics.  Based on the latest information blocked email message are now being processed.

From time to time, Internet service providers such as AOL put MarketLinx on their bulk senders black list, temporarily preventing system-generated e-mail from reaching AOL recipients.  To help keep MarketLinx systems off these black lists, it is very important that users do not “Mark as Spam” or “Mark as Junk” any e-mail messages that they no longer want to receive, such as prospect email they’ve copied to themselves or any notifications regarding undeliverable mail.  To prevent system-generated messages from being received in an Inbox, the messages should be deleted and never marked as spam or junk.

You can read the story at the bottom of the welcome screen regarding the ongoing effort to keep Tempo/Fusion email from being blocked

School District Changes: New Albany, Northridge, Hamilton…Others

Please be aware that the ongoing school district renaming/relabeling has affected several school districts as of May 8, 2013.  When searching, the old, now defunct school district names/selections will no longer function.  The listings have been moved into the appropriately named new field.  Each of the items below represented multiple schools and were mapped to the appropriate new school selection based upon county.  The new fields with school district number and county included in the description should be used going forward.

For example, the old, ambiguous “PLAIN LOCAL” school district selection was split into 2 new school selections “NEW ALBANY PLAIN LSD 2508 FRA CO” and “PLAIN LSD 7615 STA CO”.  All listings in Franklin and Licking county that had “PLAIN LOCAL”  prior to Wednesday, May 8 were automatically changed to NEW ALBANY PLAIN LSD 2508.  Only listing in Stark county were moved into the PLAIN LSD 7615 school selection.

Please be aware of this change and adjust your searches accordingly.  The full list of affected “defunct” school selections follows:

BUCKEYE
CRESTVIEW
EASTERN LOCA
FAIRFIELD
FRANKLIN
GREEN LOCAL
HAMILTON
HIGHLAND
JACKSON
JACKSON CITY
JEFFERSON
LAKE LOCAL
LAKEWOOD
LAKOTA LOCAL

MARION
MARION LOCAL
NORTH CENTRA
NORTHEASTERN
NORTHRIDGE
NORTHWEST
NORTHWESTERN
PERRY LOCAL
PLAIN LOCAL
RIVERSIDE

PLEASANT and PLEASANT LOCAL were both automatically merged to PLEASANT LSD 5103
RIDGEDALE and RIDGEDALE LOCAL were both automatically merged to RIDGEDALE LSD 5104
WARREN LOCAL and WARREN LSD were both automatically merged to WARREN LSD 8405

Fracking: How Has It Affected Your Real Estate Business?

The MLS committee is reviewing the disclosure of fracking and mineral rights disclosure on the MLS worksheets.  We need your help and input.

Tell us how fracking (hydraulic fracturing) has positively or negatively affected your business, your clients, and your transactions in real estate in central Ohio.  Any information you can provide as to the benefits or liabilities of fracking disclosure will be helpful to the committee.

Please email your experiences, recommendations, or warnings regarding fracking disclosure on MLS to Matt Warren  – mwarren@columbusrealtors.com

Thanks for your input!

MLS Policy: Build-to-Suit Photos

The MLS Committee recently confirmed that the MLS photos designed exclusively for use with your Build-to-Suit properties cannot be used for any listings other than new construction withoutbuilding permits.  Warnings and/or data maintenance fees will continue to be issued for those found in violation.

New construction with a building permit is required to display the primary photo with the words “Not Actual Property” appearing in 36 point type or larger if the actual photo either is not (1) the current stage of construction or (2) the actual interior.

Again … please do not use the Build-to-Suit primary photos that MLS provides for any listing other than new construction without building permits.   Those photos serve as quick identification of vacant ground listings with a proposed house that is currently not under construction.

Thank you for your cooperation.

Update Your Rooms: All Room Locations Now 5 Level

All room location fields are now available on Add/Edit.  The room location grid now displays only the date that is entered into the NEW room level locations in the format of Up2, Up1, Entry Level, Down1, Down2.  All fields are numerical values only. You must enter the NUMBER of rooms at that level, not “X”.   Enter zero if no rooms of this type exist at that level.

IMPORTANT NOTE:  The Room fields Living, Dining, Eating Space, Family, Den, Great, Utility Space, and Rec will NOT have the old data copied into the new fields.  Because of the inaccuracy of the old data, the new fields WILL NOT be repopulated with the old data.  It will be necessary for the listing agent to select the appropriate room locations off all additional rooms beyond Beds, Full and Half Baths. Only Beds and Baths will have the old data repopulated into the new field formats.  Please remember that the old “Den Down” field does NOT EQUATE to the new “Den Down1” field.  The ambiguity of the old “Den Down, Living Down, etc.” fields was the reason they were removed.

The new fields are available in Add/Edit immediately.  The old Up, Down, Lower Level format has been completely redesigned to allow for much more accurate room location for up to 5 level split properties.  Please fill in the exact locations of all rooms on Add/Edit for new and existing listings.

NEW 5 LEVEL FORMAT:
The new format is Up2, Up1, Entry Level, Dn1, Dn2.  This will completely replace the old RES format of UP, DOWN, and LOWER LEVEL.  The old format was restrictive (max 1 above entry level, max 1 below entry level).  This made precise location of the Bedrooms, Living Room, Den, etc on 3- 4- and 5-level splits impossible.  Further, the term DOWN often was confused with Lower Level.  The new format based on Up1/Down1 from ENTRY LEVEL removes this ambiguity.

HOW TO READ THE NEW FORMAT:
The new format assumes that every RESIDENTIAL property has an ENTRY LEVEL with a FRONT DOOR.  This is always referred to as “Entry Level”.  Any room on the same level as the front door (entry) is at ENTRY LEVEL.  If you proceed up any number of STAIRS to a level above the entry level, that is Up1.   Any room that is up any number of stairs from entry level is always referred to as Up1.  If additional stairs go up, any rooms on the additional level above Up1 are always referred to as Up2.

The same logic is used for Down designations (Dn1, Dn2).  Entry level is always the front door entrance.   If stairs lead down, any rooms at the next level down are “Dn1”.  Additional level downstairs below Dn1 would be level Dn2.

PLEASE NOTE:  Entry Level does not take into consideration any stairs leading up to the FRONT ENTRANCE.  The front door of the property is always assumed to be ENTRY LEVEL, even if there is an extended entrance and winding stairs leading up to the front door.  That is…the front entrance door, main entrance to residence, is ALWAYS considered ENTRY LEVEL.

Hotspot/Mobile Users: “bmi_load” Errors on Tempo

Tempo users accessing the MLS via mobile/celluar “hotspot” devices may see increased amount of  ‘bmi_load’ reset errors:

Error level: 0x00000001 Error Message: JS Exception caught in http://sef.cbrmls.columbusrealtors.com/5.7.05.31228/Header/Header.asp – Window.OnError: ‘bmi_load’ is undefined in line 65    [w3wp(5176)]  http://www.cbrmls.columbusrealtors.com/Tools/AMF/EventDictionary.asp

Error level: 0x00000001 Error Message: JS Exception caught in http://sef.cbrmls.columbusrealtors.com/Default.asp – Window.OnError: ‘bmi_load’ is undefined in line 182    [w3wp(5176)]  http://www.cbrmls.columbusrealtors.com/Tools/AMF/EventDictionary.asp

These particular errors occur for users accessing Tempo using HotSpot mobile service provided by Sprint and possible others carriers as well.  The cause of the errors is due to HotSpot directing users through a proxy server that is injecting JavaScript (JS).  CoreLogic is actively pursuing possible solutions.  In the meantime we recommend users experiencing this error use Fusion which is not affected by this issue.

Alternatively, users can contact their mobile ISP (Sprint, T-Mobile, Verizon, etc) and see if they can provide a solution.

New 5 Level Room Locations for RES

The first stage in a multi-stage rollout of a new room location format for RESIDENTIAL MLS listings has begun.  This new format will greatly improve the agents’ ability to designate the EXACT location on the exact floor of the rooms.  The new fields are available in Add/Edit immediately.  The old Up, Down, Lower Level format has been completely redesigned to allow for much more accurate room location for up to 5 level split properties.  Please fill in the exact locations of all rooms on Add/Edit for new and existing listings.  The reports will display the new data very soon.

PLEASE NOTE:  The reports currently display ONLY Beds and Baths with the new fields.  The Beds, Full Baths, and Half Baths will not be disrupted.  The rest will be updated with the new fields in the coming days.  They will display the correct totals throughout the process.  Other fields such as den, living room, etc., will be added to the reports in the previous location with the new 5-level format in the coming days.

IMPORTANT:  The other fields such as Den, Eating Space, Living Room, Family Room, Great Room, etc will NOT have the old data put into the new fields.  Because of the perceived inaccuracy of the old data, the new fields WILL NOT be repopulated with the old data.  It will be necessary for the listing agent to select the appropriate room locations off all additional rooms beyond Beds, Full and Half Baths. Only Beds and Baths will have the old data repopulated into the new field formats.

HOW TO READ THE NEW FORMAT:

The new format assumes that every RESIDENTIAL property has an ENTRY LEVEL with a FRONT DOOR.  This is always referred to as “Entry Level”.  Any room on the same level as the front door (entry) are at ENTRY LEVEL.  If you proceed up STAIRS to a level above the entry level, that is Up1.   Any room that is up any number of stairs from entry level is always referred to as Up1.  If additional stairs go up, any rooms on the additional level above Up1 are always referred to as Up2.
