Photo Issues – Thursday Night Sept. 12 – Check Your Images

The Tempo and Fusion image/photo servers had a problem late Thursday evening, September 12.  Images added or modified between approximately 10:00 pm ET and 9am Friday morning may need to be redone. Please check any image changes made near that time to ensure they display correctly on the MLS.  We apologize for any problems or inconvenience this may cause.

Realist Mobile: Tax Records on iOS/Android

Realist Mobile will be avaible to all MLS members in the next day or two.  Realist Mobile is an app for iOS and Android phones only.  It will allow you to quickly and easily view Realist tax data for properties on your phone.  The properties can be located by typing in search criteria, or by simply using GPS location to see parcels near your location.

Next time you login to Realist, you will be greeted with a pop-op advertisement asking if you would like to sign up for Realist Mobile.  If you answer “no”, you will always be able to register for Realist Mobile at a later date, as there will be a link at the top right of the Realist window that says “Realist Mobile”.  REMINDER:  You must go to Realist and REGISTER prior to using Realist Mobile. (instructions at bottom)

Realist Mobile Tips:
1) You will be required to register and create a unique, Mobile-only username and password (similar to Kurio registration)
2) You will NOT be able to AUTOMATICALLY login with your MLS username and password.  Only the login and password you registered will work.  You CAN enter your MLS login credentials when you register.  Just remember, when the quarterly MLS password change occurs you must MANUALLY update your password on Realist Mobile.
3) The app is designed for phones, not tablets.  While the iPad “may” work, it may have formatting problems or behave strangely. (same for Android tablets)
4) The app must be downloaded from iTunes or Google Play stores prior to use.  The app is free.  NOTE: REGISTRATION required on the Realist homepage prior to launching the app!  Search for “Realist Mobile”.  On iTunes app store, make sure you look under “iPhone apps”, not iPad apps.  This app is NOT universal.  It is designed specifically for iPhone, not iPad.  (see #3 above).
5) Your EMAIL ADDRESS for retrieving your password will be the one you enter at time of registration.  Make sure you enter it carefully.  If you have to retrieve your password, that email address you entered will be very important.

The app is available now in the iTunes or Google app stores.  Remember to register on Realist prior to downloading and attempting to login to the app.  Your MLS username and password will NOT work for Realist Mobile unless that is what you registered.  Your email address entered at registration will be the only way to retrieve your password.  Make sure your email is correct!

To get to Realist to register:
1) login to Tempo or Fusion MLS.
2) While logged into the MLS, you then go to Public Records at the top, then click “Realist Tax Search”.
3) When Realist main window loads, you should see the registration pop-up.  If not, click Realist Mobile link at top right and register.  Then…go download the app!

Corp Limit Verification: Tutorial Videos Available

Need help finding the correct “Corp Limit per Auditor” for your listings?  Videos available now on WDWPY.com!

New tutorial videos have been created to walk you through step-by-step locating and verifying the correct Corp Limit on the county auditor’s website.  An individual video has been created for each county.  Currently there are six videos.  Additional videos will be added for each of the 13 counties covered by Realist.

Links to the individual videos for each county will be available at the MLS video training website  WDWPY.com.  There is also a link in the blue “help bubble” adjacent to the “Corp Limit per Auditor” field on the Add/Edit screen.

Tempo/Fusion: New Features Added Recently

Below is a list of added features and interface changes to Tempo and Fusion as of August 21, 2013.

1) Help tab moved to the top right corner of Fusion where “Tools” menus used to be
2) Tools menu moved to the previous location of the “Help” menus in Fusion
3) Settings menu now appears as a sub-menu of “Tools” menu
4) Quick CMA output to PDF.  Fixes problems with formatting and page width
5) Quick CMA now has portrait and landscape versions
6) Parcel overlays on map in Fusion now clickable.  Opens tax detail in Realist.
7) Ability to manually reorder rows on Grid arbitrarily in Fusion (existed already in Tempo)
8) Filter by Selected or Unselected on Detail view in Fusion
9) Email, Print, and Previous/Next buttons shifted to the right on the detail view in Fusion
10) Labels can now be automatically printed for contacts in Contact Manager.  Labels are in PDF format.
11) Financial Functions included Mortgage Calc, Loan Qualification, and Loan Comparison added to Fusion (existed in Tempo)
12) Tools function added to My Folder in Fusion.  Remove records, link to contact, and export listing from within My Folder.

Build-to-Suit: New Default Image Requirement

Please replace any Build-to-Suit images labeled “New Construction” with new “Build to Suit” images.

As of August 26, 2013, all Build-to-Suit (BTS) listing should use only the NEW mandatory default images. The BTS images have been labeled “Build-to-Suit” in lieu of “New Construction”.  Per the MLS Policy referenced below, the Build-to-Suit (BTS) default images are required for all BTS properties that are entered into the MLS.

The previous BTS images were labeled “New Construction Condo” or “New Construction Single Family” but were NOT allowed to be used for actual “New Construction” (never-been-lived-in) homes.  This confusion lead the MLS committee to remove any reference to “New Construction” from the BTS photos.   These BTS-specific labels have been added by the MLS committee to more accurately describe the purpose and correct use of the default images.

Built-to-Suit images are absolutely required for any property that is entered into the MLS as Build-to-Suit property type in Residential.  The BTS images cannot be used for any other listing, including Residential “New Construction” listings that have already obtained a building permit. This requirement for BTS property photos applies only to the primary photo.  Secondary photos on BTS properties can be models, renderings, and drawings, provided they are appropriately described in photo description.

 

1.03.05 – Primary Photo Build-to-Suit Property Types                                                 $ 25 Data Maintenance Fee

On new Build-to-Suit listings (new construction without a building permit) it is now required that you select and display one of two primary photos that MLS provides (Build-to-Suit Condo or Build-to-Suit Single Family). These photos are found on CBR’s Web site at www.columbusrealtors.com under the MLS Worksheets, Forms and Contracts tab that is accessed by using your TEMPO/FUSION login name and password

MLS Tip: Property Description Field

 

MLS Tip:  Property Description Field

The #2 policy violation that we see in the MLS is for “Unallowable Data in Property Description/Additional Remarks.”  The most common violations for showing instructions in this field are as follows:

  • 24 Hour Notice to Show
  • Curb Offers Only
  • No showings Thursdays after 5 p.m.  Request 24 hour notice.

Please remember to always place showing instructions in the agent to agent remarks field.  In 2011 the MLS Committee with approval from the Board of Directors changed the name of this field from “Remarks” to “Property Description.”  The intent is to encourage REALTORS® to enter only characteristics of the property in the property description data field..

Additionally, builder names and names of model homes are not allowed in the property description field when the builder is involved in the sale of the property.  However, builder names are permitted in the property description data field on resale listings.

It is permissible to put “See A2A remarks” or “tenant’s rights” in the property description field.

MLS policy reads:

1.01.06 – Unallowable Data in Property Description/Additional Remarks       $ 25 Data Maintenance Fee

Examples of data to be excluded but not limited to this list would be names, phone numbers, web sites, e-mail addresses, logos, slogans, showing instructions, self-promotional statements, etc.  Names of model homes and builders are to be excluded on new construction listings but are permitted on resale property listings.  REALTOR® will receive an immediate warning. There shall be only one warning per licensee during each six-month period (Jan. – Jun. and Jul. – Dec.) Additional offenses of the identical data field occurring within the same six-month period (Jan. – Jun. and Jul. – Dec.) will be assessed an immediate data maintenance fee.

MLS Downtime: Wednesday, August 20 – 5-8:30am

Please be aware that the MLS will be offline and unavailable Monday morning, August 21st from 5:00-8:30am.

This is planned downtime to install the latest version of the Fusion/Tempo software.

If you experience problems using Tempo or Fusion after the upgrade, first hit the F5 (function key) at the top of the keyboard or the “refresh/reload” button at the top of the browser window.

Tempo/Fusion Email Delivery Restored (Blacklist)

Marketlinx has resolved the issue with Tempo/Fusion email being “black-holed” or “blacklisted”.  Listing and prospect email should now be delivered normally.

Reminder:  Spam filters and blacklists are a fact of email communication.  Please review the article below to learn what you can do to keep MLS email servers OFF blacklists.

Tempo/Fusion Email: Some MLS Client Email Blocked

Technical Support has received several reports of blocked or undelivered email from Tempo/Fusion.  This means that email sent to your client may not be delivered.   There is currently a problem with MLS (Marketlinx) servers appearing on black lists.  Agents may recieve a “bounce-back” email that serves as a failure notice.  However, the email may also “disappear” into an internet “black hole” without notice.

Our MLS vendor, Marketlinx, is working to resolve the matter and remove the affected servers from the black listings as soon as possible.  Please be aware of the situation.  At this time, it is advisable that you check with your clients to ensure they are receiving listing emails (including prospect email).

You can help MLS email be delivered and keep MLS servers off black lists.  Read the article on the MLS Welcome screen entitled “Please Help Email Get Through” (Note that while this article reference AOL specifically, the same principles apply to all email providers.)

School Districts: Similar Names in Many Counties

MLS TIP: SCHOOL DISTRICTS
We are seeing an increase in the number of violations for the school district field.  Please be aware that all school districts in Ohio are in the school drop down list.  We suggest that you use the drop down list rather than just typing in the school district name.  There are several school districts in different counties with the same or similar names and you may inadvertently select the wrong one.  Some of the most common ones we see are:

Hamilton CSD 903 Butler County vs. Hamilton LSD 2505 Franklin County
Highland LSD 5205 Medina County vs. Highland LSD 5902 Morrow County
Lakewood CSD 1817 Cuyahoga County vs. Lakewood LSD 4504 Licking County
Northridge LSD 4509 Licking County vs. Northridge LSD 5710 Montgomery County

Another example is that “Plain LSD 7615 Stark County” is frequently being selected instead of the “New Albany Plain LSD 2508 Franklin County.”  

Please remember to always review your listing before it is submitted to the MLS to avoid these type of unintentional violations.  If listing input is completed by an office admin or secretary, listings should be reviewed by the listing agent soon after they are entered.  All MLS warnings, fees and fines are the responsibility of the listing agent, regardless who input the listing.
